Why 3BHK Homes Are Slowly Becoming the Default Choice in Bengaluru

If you speak to people who bought homes in Bengaluru ten or fifteen years ago, many of them will 
tell you the same thing: a 2BHK was the obvious choice. It fit the budget, it suited a young family, 
and at the time it felt perfectly adequate. 
But somewhere along the way, expectations began to change.

Today, if you browse new residential projects or talk to builders in Bangalore, you’ll notice a clear 
pattern. Buyers aren’t just asking about price or location anymore. One of the first questions is often 
about space  “Is there a good 3BHK option?”

The shift didn’t happen overnight. It grew quietly, shaped by the way people in the city live and work.

 

One big reason is the changing role of the home itself. Bengaluru’s work culture, especially in the 
technology sector, has embraced hybrid schedules and remote work. That means many professionals 
now spend far more time at home than they once did. A spare room that might have seemed 
unnecessary earlier suddenly becomes incredibly useful. You can use it as a study or work area daily 
and transform it into a guest room when needed.

For buyers looking at flats in Bangalore, this extra flexibility often makes a noticeable difference.

Another factor is long-term thinking. Bengaluru attracts a large number of young professionals who 
plan to build their lives here. When they start considering property, they are not only thinking about 
their present lifestyle but also what their lives might look like five or ten years later. A couple may 
soon have children. Parents may come to stay for extended periods. Even simple lifestyle changes  
hobbies, fitness equipment, or a quiet reading space  can quickly make a smaller apartment feel 
tight.

In that context, a 3BHK starts to feel less like a luxury and more like practical planning. 
There is also an investment angle that buyers increasingly recognise. Larger homes often appeal to a 
wider set of people in the resale market. Families prefer them, and in certain neighbourhoods they 
attract strong rental demand as well. For someone evaluating apartments in Bangalore, that broader 
appeal adds a layer of confidence to the decision.

Interestingly, developers have noticed this change in buyer behaviour. Many builders in Bangalore 
now design projects where 3BHK homes are central to the plan rather than treated as premium 
upgrades. Layouts are becoming smarter, with better ventilation, more usable living areas, and 
balconies that genuinely add value to everyday living.

In a city that continues to grow and evolve, housing preferences evolve too. And right now, Bengaluru
seems to be quietly agreeing on one thing: a little extra space goes a long way.
